As a person, in addition to loving writing, he also loves reading. I buy a lot of paper books, then subscribe (annual subscription) as a member to read Harvard Business Review magazine, or buy more ebooks from experts (mostly overseas) selling on the internet.

And of course, a book fanatic like me cannot ignore becoming a Kindle reader, with many best-selling business works in the world. At first, because I loved paper books more, I went to the Amazon website to order, and waited nearly 2 months, paying a lot of shipping money to receive my favorite books. But this is way expensive, and I decided to buy it and read it on Kindle.

As the world’s leading online business empire, Amazon creates many great experiences, with many attractive products beyond books. That time, I was wandering around this company’s website, and accidentally clicked on the subscribe button to sign up for the Amazon Prime Video service, which is Amazon’s special video viewing service. But a few days later, I checked again and saw that this service could not be used in Vietnam (2017). I thought to myself, I made a mistake, now I’m just going to lose my money. The package price is 99 USD, equivalent to nearly 2.3 million Vietnamese dong. And I also remind myself that next time I need to control my emotions better when surfing on websites of my favorite parties like Amazon.

After a while, about more than a year later, in 2018, Amazon reached the milestone of being the largest capitalized company in the world, and the media talked about this. Remembering the “mistake” of their Prime Video service a year earlier, I boldly chatted with Amazon’s customer service (CS) department. I first congratulate them for their wonderful and great achievement, and then I want to ask them to refund me. Because in fact, after registering, I didn’t use it at all, because the service is not available in Vietnam. Amazon can check my usage history.

Initially, the person in charge said it was unlikely he could refund me. Because it’s been more than 1 year, past the refund deadline according to their regulations. But I still tell them this is a very good opportunity for them to fulfill their core-based business promise.”customer-centric” (customer-centric). And I was instructed to wait further while you were in charge of contacting management. About 2 or 3 days later, I was contacted again and informed that Amazon would refund my money.

What a wonderful thing! The wrong button was completely my fault, and it has been more than a year, but the second largest online business company in the world did not give up, and took the time to take care of a small customer like me in Vietnam. Far south.

I was not only happy because I received my money back, happy because I negotiated skillfully, but also happy because this was a lesson that not long after, I had the opportunity to apply to my own real estate customers and receive many sweet fruits in return.

Also in 2018, we sold The Habitat apartment project phase 2 at the gate of VSIP Industrial Park – Thuan An. There is a Taiwanese customer who bought a foreign apartment from another Taiwanese customer. This customer agreed to deposit 100 million VND with the seller, after we prepared a bilingual deposit contract and sent it to both parties to see and agree to the terms. However, after making a deposit for about a week, the buyer carefully reviews a clause in the contract about the next payment date to sign the transfer contract at the Notary Public (at that time, the transaction of the sales contract is performed). Housing to be formed in the future in Binh Duong is still happening normally) and wants to cancel the transaction.

The reason is because the customer wants his son to be named, and his son cannot be present in Vietnam on the date agreed with the seller. After finding a few alternative options, and trying to persuade, we still failed to convince the buyer to agree with the options we offered, including having him put his own name on the contract. purchase and sale agreement.

Finally, the homeowner agreed to return half of the deposit, which is 50 million VND. The customer then negotiated with us that my company would share half of the money the customer lost, meaning we would return 25 million VND to him. Canceling the deposit contract was the customer’s intention, and he also refused a number of possible options we offered. And, we are just a middleman, why do we have to return 25 million VND to the customer?

Normal thinking would be like that. But after discussing with the salesperson in charge of this customer, and realizing that this is both a decent customer and potential for future transactions, I made a decision, which not only You are reading this part, which surprised my sales staff and this customer: Not only did I agree to share, but I agreed to pay him 30 million, instead of 25 million. And with a word of advice (I give you instructions to the sales person): if you find my company trustworthy, professional and humane, then next time there is a suitable project, I hope you will support it.

He didn’t buy any products from me after that. But my sales introduction successfully sold 3 or 4 transactions, all of which were his friends. And so, the investment of 30 million not only brought clear monetary results later, but it also demonstrated one of the 4 core values ​​that we declare: Integrity – Humanity – Professional – Creative. And in this case, the humanity in my decision not only helps my sales staff confidently serve customers, but also helps customers trust in my company. Then, introduce new customers, without asking us to pay him a commission.

This is the “customer-centric” spirit that I learned from the way Amazon serves me. Working and dealing with big brands like Amazon makes me learn, apply and enjoy many good benefits.

Selling real estate is quite difficult now, in an extremely competitive and chaotic environment. But I always believe that you should also believe that doing your best to do good things for customers will never be a cost, but an investment with dual benefits, both materially. (customers introduce new customers) and spirit (demonstrate good and sustainable values).

As someone once said, there are two groups of business owners who need to spend money to invest and take care of. It’s the employees and the customers. In my decision above. I was able to take care of these two subjects at the same time.

Even if you are just a salesperson with no decision-making authority, if you encounter a similar situation, boldly propose this option to your boss. You will get it either way, or your boss will agree and your customers will be grateful to you. Or know whether the company you are working for is putting customer interests first or not.
