I think that of course the increased need to buy a house is real, but it cannot reach the “fever” level that causes house prices to increase so quickly in just a short period of time. Therefore, it is completely reasonable to suspect that apartment prices are inflated.

There is no need to have direct contact with real estate brokers to recognize abnormalities here. Newspapers and television have had many reports talking about tricks of posting virtual apartments for sale and purchase at prices many times higher than the market price.

The broker also had people constantly call the seller to bid for a higher price, making home owners think that apartment prices were rising sharply. At that time, either they will sell quickly to the broker (achieving the goal of consolidating goods), or they will not sell anymore and keep the house waiting for the price to increase (creating a feeling of scarcity of goods so that the broker can push up the price – still achieved. purpose).

Just think, in a group of apartment residents, suddenly there are 10 people posting to buy and sell a few hundred million VND higher than the price you just posted yesterday, is that enough to affect the psychology of other people? ? At that time, people probably spread rumors and then went home and told all their relatives and “fevered” to buy it.

Of course, at that time, they are the ones who can sell the goods. They don’t have just one or two apartments in their hands, but many. And they are not alone, they have guilds and associations.

In general, to control apartment prices, I think what needs to be done right now is to levy cumulative taxes according to the number of books that have been registered in each individual’s name each year (sometimes both spouses or both. real estate company). The more you trade and the more you store, the more taxes you have to pay. At that time, the price they offer will not be able to compete with small traders.

And of course, when real estate dealers can only sell a little, they will certainly have to offer a cheaper price to recover their capital. But if the second house is taxed the same as the 20th house, both are second properties, then the market cannot be changed because the seller just adds it to the price for the buyer.

Additionally, we need to move toward turning real estate brokerage into a profession that requires a certificate to operate. People working in this profession must accurately declare and pay income tax when they become successful brokers. Anyone who violates will have their certificate revoked for one year. Only then can we control the problem of brokers entering into contracts with homeowners: “I collect all my share, and you let me know how much you sell”, causing real estate prices to increase no less than speculation.

Real estate brokers now get paid the difference, not the 1% commission like ten years ago. Like my next door neighbor, I also listed my house for sale for nearly three years. I saw people selling it on Facebook for 12 billion VND. Yet, several times sitting at the door, I saw some “brokers” bringing customers to see, some said the price was 11.5 billion, others called 10.8 billion in the same morning, in the end I didn’t understand how much the homeowner wanted to sell?
