According to Mr. Hai, the number of transactions in the segments of land, apartments and individual houses in the first quarter tends to increase compared to the fourth quarter of 2023 (in the fourth quarter of 2023, there were 27,590 individual housing transactions). and apartments, with 81,476 land transactions).

The number of transactions of apartments and individual houses is equal to 129.95% compared to the fourth quarter of 2023, equal to 81.51% compared to the same period in 2023; The amount of land transactions is equal to 119.86% compared to the fourth quarter of 2023 and 145.18% compared to the same period in 2023.

In Hanoi, the price of apartments for sale recorded a continuous increase in both primary and secondary markets. Apartment prices at the beginning of this year increased by about 38% compared to 2019. Notably, the market has apartment projects that have been in use for 5-10 years, and even old high-rise dormitories have had their prices pushed up. high.

In Ho Chi Minh City, on the secondary market, apartment selling prices tend to increase compared to the previous quarter and increase a lot in some districts such as District 7, Tan Phu, Tan Binh, Phu Nhuan, some projects have The average price increase was high in the first quarter.

Regarding individual houses, villas, townhouses, and land plots in the project, leaders of the Ministry of Construction informed that in the first quarter, the demand for individual houses and land plots increased compared to the previous quarter and compared to the previous quarter. with the same period last year. Selling prices of the above real estate segments in Hanoi are expected to increase by about 5-15% compared to the end of 2023 (selling prices range from 80-220 million VND/m2).

Besides, the villa and townhouse market in Ho Chi Minh City in the first quarter did not have many positive changes in terms of operations. The market absorption rate is only 20-30%, with no significant change compared to the previous quarter.

Besides Hanoi and Ho Chi Minh City, prices of villas, townhouses, and land plots in other provinces and cities with an average value of less than 5 billion VND have transaction volume increasing by 3-5% compared to the end of last year.
